Should I stage my house before I sell?

Should I have my home staged?

We only have one chance to make a good first impression, so many people consider hiring a professional stager to stage their home or help them declutter their things. If you are living at the property during the listing and selling process, you can click here to view our tips on how to best prepare your home for sale.

What is home staging?

Home staging is the act of decorating and furnishing a home to best showcase the property and highlight its features to potential buyers. The goal is to create a welcoming space that encourages buyers to stay and linger. However, staging is not meant to cover up any current issues or problems at your property.

Benefits of Staging

Staging your property has numerous benefits to help you receive better and higher offers.

  • Stand Out - With more and more people taking their home search to the internet, it’s important that your property stands out. We want to impress viewers and encourage them to view your property in person. Between professional staging and professional photography that is offered as part of my listing package, this is highly attainable!

  • Paint a Picture - When buyers are touring properties, they are trying to picture themselves living there. If your property appears cold, empty, and overall uninviting, they will have a difficult time imagining themselves living there and may want to leave. However, if your home is warm, bright, and looks like it’s straight off of HGTV, they will want to spend more time in your property and day-dream about calling your house their home.

  • Show the Potential - Your property may have an odd space or funky floor plan that buyers might view as an empty area or write it off as wasted space. Professional stagers can highlight these spaces and transform them into useable and functional areas.

Statistics on Staged Home Sales

Staging can cost between a few hundred to a few thousand dollars, which is single-handedly the biggest reason why sellers might hesitate to hire a stager. However, statistics continually point back to staging as a highly beneficial decision. Statistics show that 85% of staged homes sold for 6-25% more than their unstaged counterparts. The National Association of Realtors recently did a study that found 40% of buyer’s agents said the staging had an effect on the buyer’s view of the home and 83% said it made it easier for the buyer to picture themselves living at that property.
